BLOCK MANAGEMENT
 
  Farrar Property Management is a member of ARMA, the Association of Residential Managing Agents, and has been operating in the Royal Borough of Kensington & Chelsea and beyond for over 26 years. We oversee approximately 180 buildings within Chelsea, South Kensington, Knightsbridge, Mayfair, Fulham and Battersea. This amounts to over 1600 individual flats under our supervision.

In 26 years, we have built up an unrivalled reputation for efficiency, personal service and pro-active management, which enables our clients to feel they are leaving their building in good hands. Our location on the Fulham Road in Chelsea also means we are able to respond quickly to any potential problems.

Our hard working, dedicated staff have many years experience between them and regularly attend training days and seminars to stay up to date with ever changing legislation. We place an emphasis on friendly and prompt service, whilst striving to achieve the highest professional standards at all times.

We offer a number of services, which include:

Management
Performing the Lessor’s Covenants (in respect of the common parts) as set out in the lease of the building
  Carrying out Management Services in accordance with ARMA Regulations
  Attending meetings, where possible, with Directors and arranging Annual General Meetings
  Dealing with Notices of Transfer and Mortgage
Day to Day Management
  Taking all reasonable steps to ensure the lessees (and/or their tenants) comply with the covenants of the lease for the mutual benefit of all occupants
  Responding to any enquiries or complaints
  Providing weekend 24-hour emergency cover
  Dealing with Solicitors’ enquiries promptly
  Maintaining the common parts, both internal & external, gardens and parking areas
  Employing such staff as porters or cleaners on behalf of the Lessor, as are required
  Maintaining any lifts, boilers or plant, fire extinguishers, TV aerials, entryphone systems and any other communal equipment
  Providing specialist contractors to advise on issues such as Water Hygiene, Fire Safety and Health & Safety
Insurance
  Providing adequate buildings insurance and/or engineering insurance where necessary
  Arranging insurance renewals
  Overseeing insurance claims
  Arranging Directors & Officers insurance for Management Companies
Accounting
  Estimating and collecting Service Charge expenditure
  Collecting Ground Rents
  Arranging audit of Annual Accounts, where instructed
  Performing duties of Company Secretary
  Establishing & maintaining reserve accounts in accordance with lease provisions
Professional Services
  Arranging, implementing and overseeing external and internal common part decorations and repairs where stipulated in the lease
  Carrying out routine inspections of the building
  Providing advice on 'Right To Manage' legislation*
  Undertaking valuations for insurance purposes
  Acting as an expert witness for Leasehold Valuation Tribunals

*New legislation means lessees now have, subject to a minimum of 50% lessees’ agreement, The Right To Manage their own building, or instruct someone other than the Freeholder’s appointed agent.
